In places like the US, UK, Canada, and New Zealand, housing has been heavily financialized. Rather than being simple places to live, houses are now treated as leveraged financial investments. The multi-decade steady increase in housing prices was driven primarily by falling interest rates. Because borrowing became cheaper, buyers were able to borrow larger amounts to support higher bids for the same properties. Favorable government regulations, subsidies, and restrictions on new building developments keep inventory low. Limited supply combined with easy access to cheap capital naturally creates bidding wars.
The cost of physical goods like phones and TVs has actually decreased in real terms, when adjusted for money supply growth, because of automation, global supply chains, and offshoring manufacturing.
