As a recent analysis by IMMOunited shows, the prices for Viennese allotment gardens have risen significantly in recent years. Between 2021 and the end of 2025, the average cost per square meter was 896 euros – around 60 percent more than in the period from 2016 to 2020.
Despite the increased prices, around 150 allotment gardens change owners every year.
The market is almost exclusively dominated by private individuals. Around two-thirds of the sellers and more than 97 percent of the buyers are private individuals.
According to IMMOunited, the price development reflects the desire of many Viennese to have more green space and a private retreat in the city.
The allotment garden has long since become an independent market segment.
