Irmo moves to rezone land thru annexation
IRMO, S.C. — The Town of Irmo is taking steps toward annexing nearly 20 acres of land along Dreher Shoals Road, with the potential for future commercial development on the site.
On Monday night, the Irmo Planning Commission recommended the rezoning of approximately 18 acres of wooded land for general commercial use.
While specific plans for the site have not yet been announced, town officials say the rezoning would allow for a variety of retail use.
“They’re seeking a rezoning to general commercial and so that can be used for any kind of retail, restaurant or office use,” said Doug Polen, deputy administrator for the Town of Irmo.
Polen confirmed that residential housing would not be permitted on the property if rezoning is approved.
“Our zoning doesn’t allow for housing in the general commercial zones. We have residential zones and commercial zones, and they’re completely separate,” he said.
The land in question is adjacent to a Walgreens pharmacy and currently consists of wooded acreage. According to town leaders, the property owners are interested in exploring development opportunities that could help meet the community’s growing commercial needs.
“We have a lot of residential growth here in Irmo, and I think that having more opportunities for, employment centers, for retail and restaurants, I think all of that helps Irmo grow and become just a stronger, more vibrant community for everybody,” Polen said.
The proposal now heads to Irmo Town Council for consideration. A first reading is scheduled for next Tuesday, with a second reading planned for the third Tuesday of September.
“There’ll be ample opportunity for the public to come out and speak on this issue,” Polen said.
