I was in the Top 100 Realtors and I always had 4 Real Estate listings and many buyers and escrows going, and I made a good living selling many homes and estates, and in 2001 I started planning to Sell and Buy my own properties, and for 4 years I had updates done to my two story home to get a good price selling it to buy another home, and I had exterior paint done, new garage doors put in, a new roof put on, tile floors downstairs done, and I landscaped, painted and did upgrades to get a good price and knew exactly what to do being the Neighborhood Real Estate Expert in our neighborhood where we moved to in 1997 and I sold 10 homes there, therefore I was always running listings and sales in the neighborhood, and in 2004 I refinanced the two story and took $20,000.00 to finish it off to get it ready to List and Sell to buy another house, and I had new carpet, new tile, paint, and smooth ceilings done downstairs to List and Sell it, and I planned this finishing work in 2004 by lists and a budget and got the work done in Feb 2005 and listed it the first week of March 2005 and ran many Seller Net Sheets to see what I would net in home equity selling from $780,000.00 to $750,000.00 and at a $750,000.00 Sale Price I knew I would make $365,000.00 in home equity on the two story house, and I sold many homes and estates to qualify with my income for a new home loan, and I got my fico score up to 790 to qualify for a mortgage loan, and I worked on my fico score from 2004 to 2005 as I knew EXACTLY what to do to sell and buy being a real estate EXPERT, and I saw the perfect house that met my buyers criteria in April 2005 on the MLS that I searched on for a house to buy everyday for 4 years from 2001 to 2005, and I wrote 5 offers on houses over those 4 years also that were $900,000.00 to 1 million as I needed more square footage for my Mother to live with us, as she told me she wanted to live with my daughters and I in 2001 and that she did not want to buy a property near us or go to an elder care, so I started searching for a 1 story or bedroom/bath down with the right floorplan and square footage and space and I decided I wanted an adobe clay tile roof and a house with a spiritual ambiance being a long time sober in AA and an introverted spiritual writer type. In the middle of May 2005 the house I liked in April 05 came Back On Market, it had a haceinda porch, an adobe clay tile roof and a spiritual ambiance with large ancient Oak trees, and I already knew the street as I showed a house on the street, and it was the same School we started at in 1997 and the same Suburb City as our Two Story we had lived in 8 years at this time in 05, the house was 5 minutes from it, 2.5 miles away, and it was the same Los Angeles County and about 1 million an original house in good condition, and I knew thats the house, as I wanted an original house to update it to make it look the way I wanted with plasters and pavers etc. and it was a small house in an estate neighborhood with custom homes/estates that were 2 and 3 times as much and as big so I knew it was a great investment for my money, and I planned to add on square footage to the house that was about 2500 square feet with permits and planned A LOT OUT. The day it came BACK ON THE MARKET there was an Open House, and YES IT WAS PERFECT, the house I searched for 4 years, I wrote a full price offer in my suv, and the 3% deposit check of about $40,000.00 and I got LOAN APPROVAL with Countrywide for myself NANCY FOX, with my mortgage brokers Regency Brokerage, and my daughters loved the house, and so did my Mom who wanted to go on the house with me, and the mortgage brokers told me it would save me $330.00 a month by mom going on with her assets only, as the payment they gave me was $3,330.00 a month and it was the same BUYER NET SHEET PAYMENT I ran for myself on the Real Estate Mutliple Listing Service Buyer net sheet program that I did for myself that I always did for my buyers, and they said if your Mom goes on with her ASSETS ONLY your mortgage payment will be about $3,000.00 a month, so my Mom was added to my purchase contract in escrow and we opened a joint savings account at Downey where I had opened a Checking account Nancy G. Fox in early 2005, and I got a Swing Loan from my two story for $300,000.00 so I could EASILY AFFORD THE HOUSE, and I put the money down, and updated it with $40.000.00 of my swing loan money, and I spent $3,000.00 on Family Room dining area furniture an it all went PERFECTLY AND I WAS SO HAPPY, and my payment ended up being $2,750.00 a month, and it was not going to be higher for 7 years not until 2012 and I knew by then my daughters would be adults, and planned the neg am loan for that, as neg am loans are designed to keep a home buyers payment low for a while and by the time the go up so does the persons income, and I gaged it by their ages as they were 10 turning 11 and 13 turning 14 in 2005, and soon starting Middle School and High School, so I planned everything out diligently and my monthly household bills were about the same as my two story that I paid alone for over 5 years at this time in 2005 as realtor who sold many homes and estates. I planned to rent my Moms house in Sherman Oaks when she moved in for about $4,000.00 a month and sell it after 10 years or so for about 1 million so I planned my Mom would make 1.5 on her house in Sherman Oaks with rent and sales income, and she was going to live at our house instead of paying $100,000.00 a year for an elder care, so financially I planned it all out and it all made A LOT OF SENSE THE GREAT FINANCIAL PLAN I HAD, and that’s a FACT. I also planned to sell many estates in the neighborhood and felt I would make an extra $100,000.00 a year as a realtor just by living there, and I already sold many homes in the neighborhoods all around there as the Elementary School was just a few blocks away from the PERFECT HOUSE that I bought in May June 2005 that went SO SMOOTH BY MY EXPERTISE AND DILIGENT PLANNING. I felt the house would be worth 2 million years later, and that my $300,000.00 I invested into it would triple, and I lost my money in the house because gang stalker, vandalizer, theif liars ran us out and ruined everything in spring 09. In 2005 I sold the two story for $750,000.00 and paid off the swing loan I borrowed from it in Escrow with my Seller Proceeds, as I knew how to do all these things beinhg a REAL ESTATE EXPERT. I lost weight in 2005 by a low carb diet I started in 2004, and I got back to my normal size which is a size 2 or size 4, therefore I bought all new clothes for my regular size in 2005, and I went out because I had lost weight and bought new clothes, and because my daughters were older, and because I was invited alot of places, and I was invited to a Comedy Show at a Club, to concerts, and I went to AA Meetings and AA Conventions, and out for dinner with real estate customers, so that is why I dressed up and went out in 2005 as I had the clothes to wear and was invited alot of places. and I had not been out for years before then, and I was very happy being my old weight having sytlish clothes to go out in, and having my dream home decorated furnished and updated the way I planned, so I carried out my plans I had for years and was very happy that I accomplished everything and that I bought the perfect home for my family. Gang Stalkers ruined everything as in 2005 and 2006 the mail box on a post was smashed onto the ground and my suv was broken into in our driveway and $500.00 in property was stolen by the Car Break in, my daughters RAD ballet bag was stolen,and my real estate listing portfolio that I provided by as a single Mom, and our cats went missing Labor Day 2008 when stalkers had been there, and stalkers stalked the street driving around and parking and stalked the mail box on a post, and in 2009 spring I was slandered and set up to DCFS and the lies were DISMISSED WITHOUT PREDJUDICE. this ruined my 10 year all referal real estate business I built up in the suburb City where we lived for 12 years. I do not receive mail or money as I should since then so it appears hate crime gang stalker liar bullys ran us out to do ID Theft, and readings say they rob me blind with a liar story about when I bought a house in 2005 as stated above.
