The board is scheduled to vote in June 2026 on rent adjustments for leases starting in October. While the mayor has campaigned on a 0% increase, the official freeze has not yet been formally enacted by the board. Mamdani launched Organize NYC, a taxpayer-funded initiative to mobilize tenants to testify at board hearings in favor of the freeze.
Landlord advocacy groups and some news outlets have described a dire situation for property owners. Small “mom-and-pop” landlords report being at a “breaking point” due to rising maintenance, insurance, and tax costs that they cannot offset without rent increases. Critics argue that a prolonged freeze could lead to “instant bankruptcy” for some owners and may force them to default on loans. Roughly 26,000 rent-stabilized apartments are currently reported as vacant (“warehoused”) because owners claim they cannot afford required repairs under existing regulations.
